On the market for a year, not a single offer
When a home sits on the market, buyers are rarely the problem. How to relaunch it the right way.
The problem
The flat has been listed for twelve months on several portals, with several agencies. There have been viewings, but no offers. The owner thinks the right buyers are missing.
Why it happens
Almost always the starting price was above the market. After the first few weeks the listing becomes “old”. The same property listed by several agencies, with different photos and prices, suggests a problem, and buyers wait for a price cut.
How it is solved
- The property is taken off every portal and the market is given a break.
- A new valuation based on actual sales in the area, not on other listings.
- The home is presented again, tidied up and well photographed, with one point of contact and one price.
- It is relaunched with a targeted event, such as an invitation-only Open House, to create in a few days the competition between buyers that twelve months did not.
What you can do
If your home has been on the market for more than three months, buyers are rarely the problem. You can start again, but differently.
